Residential tenant notices.

Serving a valid, legally compliant eviction notice is the most critical step in regaining possession of a residential property. We begin preparing your notices within 24 hours of instruction. In many cases, a formal notice from us is all that’s needed to resolve the situation without further action.
There are two main types of notice:
Section 21 Notice: This is used to exercise a landlord’s absolute right to possession. You do not need to prove the tenant breached the agreement, but you must provide at least two months' notice. Please note that a Section 21 cannot be used to end a tenancy during a fixed term unless there is a specific break clause in the contract.
Section 8 Notice: This is used when a tenant has breached their tenancy agreement (such as non-payment of rent).
Because the entire eviction process relies on the validity of this initial document, getting the notice right is essential to avoid delays or court dismissals.

County Court Money Claims Services

We will handle the process of formatting, filing and representing you throughout the county court money claims procedure. This includes tracing the tenant, service of documents, and representation (as required) in the County Court. Once a CCJ has been obtained, we will discuss your options with you.
**The cost of this service does not include the Court Fee, or tracing fee.
Court proceedings.

An expert solicitor will prepare and issue proceedings in the County Court against your tenant to obtain the necessary possession order. For The Complete Service, the county court will set a hearing date and a solicitor will attend the hearing on your behalf.
Trespass & Persons unknown

For squatters and trespassers, we will discuss with you the circumstances of your case and we will lead the way in bringing your case to court at the earliest possible opportunity. Our solicitors will take care of every aspect of the claim, including the preparation all of the court paper work, arranging for the court papers to be issued with the appropriate court, arranging service of the papers on the trespassers, taking and adducing witness statements in the correct format; we will even provide a specialist advocate to attend the court hearing on your behalf.
